Beyond simulation

What's actually handled.

Fresh-air flow rates by use.

i4o checks ventilation flow rates room by room, according to the space type — office, meeting room, classroom, catering, hotel room, dwelling, retail, patient room… For LEED v5, against ASHRAE 62.1-2022 (per-person and per-area rates, Rp and Ra); for BREEAM, against EN 16798-3:2017 (V6) or EN 16798-1:2019 (V7). Where the engineer used to review each room, i4o does it across the whole building in one pass.

HVAC filtration cross-referenced with outdoor pollution.

One of the most tedious cross-checks to do by hand. i4o computes the ODA class of the outdoor air at the site, derives the minimum required filter class — for example, under EN 13779 Annex A3, an ODA 2 or 3 zone requires at least F7; LEED v5 sets MERV 13 as a prerequisite (EQp2) — then checks that the filters actually specified on the air-handling units and supply diffusers are compliant, and flags those that are not.

Material labelling, straight from the model.

Material emissions are handled without re-entry, from the products already in the project: emission classes such as EMICODE EC1 and the TVOC ≤ 300 µg/m²·h threshold (consistent with BREEAM Table 17). Estimated classes are accepted where measured data is missing, so a project isn't blocked over a product that isn't yet documented.

The IAQ management plan, generated as a deliverable.

For BREEAM Hea 02, i4o generates a genuine IAQ management plan as a .docx file, structured in sections, ready to attach to the certification file. It's not a summary: it's a deliverable in its own right, in the i4o house style, that would otherwise have to be written from scratch.

Acceptance measurements and site requirements.

i4o pre-fills the thresholds to verify at handover (post-construction HCHO / TVOC measurements for BREEAM), along with CO₂ in occupation, building air permeability and prohibited ventilation systems (LEED EQc1).

The checklist of everything that can't be simulated.

Perhaps the most useful item day to day. For everything a calculation can't settle, i4o returns a clear checklist of the supporting documents, measurements and checks still to be produced — signed site IAQ charter, site visits, moisture and mould management, duct tightness tests, cleaning of ventilation networks… So the engineer sees at a glance where the file stands across the whole framework, not just the calculated part.
